According to real estate and tenants rent act you can rent out at higher cost.

No problem arises by landlord if you purchase or taken apartment with aggrement for certain period for this period tenant can give the apartment on rent only matter is the person whom apartment is given should not involve in any illegal activities.

According to law other point is related to tax provision which said that tenant should also give tax on income arises from rent.
