Abandonment of property is the surrender of possession of a property with the purpose to complete all ownership interest in that property. The purpose of abandonment is to leave the property fully by throwing it or vacate it with full ownership with no idea of returning the property. Abandonment of property is done through sale or exchange to another person or to leave it without giving the property to anyone.

Characteristics which make Abandonment of Property

The main reasons which negates the abandonment of property are as follows,

• Environmental and Sustainability Issues - The regulations of environment makes the property owners to get rid of their small works like old wirings, paintings and septic tanks. The repairing cost is more so the property owners leave the property and purchase another property.
• Death of surrounding people - When the surrounding neighbors are died one after another, the area becomes empty. No one is ready to invest in such area and alive people also run out from the area due to fear of death. Thus the property value declines automatically and it is abandoned.
• Natural disaster - Natural disaster is a major problem in abandonment and destruction of many areas. Disasters like earthquake, tsunami, flood, strom and spread of pandemic diseases cause many people to die or get rid of their land. Many families and businesses are forced to go away from the area and move to another place.
• Difficulty in selling a property - Many property owners have find it difficult to sell their property to another because of arrested construction or building due to any crime, shifting demographics and lack of marketability due to low value of property. Thus the property owners are forced to abandon their property.
• Families are unwilling to sell - In some cases, family members in a family are unwilling to sell their property due to emotional bond with that property. Some children settle in other area and leave their parents home alone because they don't want to sell their house where their parents lived. In such a case, a house or property was abandoned.
• Ecological disaster - Ecological disasters like air pollution, contamination of water, bomb blast, war etc, forced people to leave their homes and business area to another safety place by abandoning their livelyhood.
